Oak Brook Property Taxes: Why You Still Get a Bill and How to Appeal an Assessment
Oak Brook does not impose a Village real estate tax levy, but property owners still receive bills from other taxing bodies. An appeal can address the property's assessed value when that value appears inaccurate or unfair.

Oak Brook property owners still receive property tax bills even though the Village reports a real estate tax levy of $0. The Village is only one of the taxing bodies that may serve a parcel. School districts, DuPage County, the forest preserve, park district, township, and other local districts can still appear on the bill.
An assessment appeal addresses a separate issue: whether DuPage County has assigned an accurate and fair value to the property.
Why do Oak Brook owners pay property taxes if the Village levy is zero?
The Village's official tax information says Oak Brook does not impose a Village real estate tax levy and relies heavily on sales-tax revenue for municipal services. That applies only to the Village's portion of the bill.
Every parcel has a tax-code combination based on its location. Other local governments and school districts may still levy property taxes. This is why “Oak Brook has no property tax” is inaccurate: the Village levy is zero, but the parcel can still owe taxes to other bodies.
Can you appeal an Oak Brook property tax bill?
You can appeal the property's assessed value. DuPage County's appeal guidance explains that the Board of Review can consider whether the property is overvalued or assessed less uniformly than similar property. A material factual error may also support a correction.
An assessment appeal does not erase other taxing bodies' levies, select a different tax code, or directly change the tax rate. A missing exemption, billing error, and valuation dispute are different problems and may require different procedures.
How do you know whether an Oak Brook assessment is too high?
Review the estimated market value and the facts in the official property record. Look for errors involving building size, lot, age, property class, condition, basement, parking, construction, or use. Then compare the value with credible sales, an appraisal, or assessments of genuinely similar properties.
A large percentage increase alone does not prove that the new value is wrong. The more useful question is whether the current assessment is supported by the property's market, characteristics, and comparable assessments.
How much can an Oak Brook property tax appeal save?
There is no standard savings amount. If the Board of Review lowers the assessment, the taxable value used in the bill calculation may fall. The final bill also depends on tax rates, levies, exemptions, and the parcel's tax code.
High-value Oak Brook property can make even a modest supported correction meaningful, but no lawyer or representative can promise a particular result before reviewing the property and evidence.
What evidence helps an Oak Brook homeowner?
Residential evidence may include recent arm's-length sales, comparable assessments, a qualified appraisal, closing documents, dated photographs, and records correcting factual errors. The best comparable homes generally share the subject's location, lot, style, living area, age, condition, renovation level, basement, garage, and amenities. Our residential comparable-property guide explains why similarity matters more than simple proximity.
Oak Brook's large and custom homes require careful comparisons. A smaller home on a materially different lot may not support the requested value. An asking price is not the same as a completed sale, and a recently renovated property may differ substantially from an unrenovated neighbor.
Does a lower tax bill across the street prove overassessment?
No. A neighboring parcel may have a different assessment, exemption, school district, tax code, or combination of taxing bodies. Total bill comparisons often mix valuation questions with tax-rate and exemption differences.
For an assessment appeal, compare assessed values and relevant property characteristics. Review the tax bill separately to confirm exemptions and taxing districts.
What evidence helps an Oak Brook office, retail, or hotel property?
Commercial appeals should connect the records to a clear valuation position. Depending on the property, useful evidence may include purchase documents, an appraisal, leases, rent rolls, vacancy history, operating statements, tenant concessions, capital needs, photographs, and market support.
Oak Brook has a substantial office, retail, hotel, medical, and mixed-use base. Evidence should match the actual use. Office vacancy does not automatically establish overvaluation; the owner should document the affected space, duration, marketing, asking terms, concessions, and conditions existing on the valuation date. Our commercial income, vacancy, and expense guide explains how to organize those records.
When is the Oak Brook assessment appeal deadline?
DuPage County appeal periods generally depend on when the applicable township publishes its assessment roll. Confirm the parcel's township and use the current county notice rather than relying on a prior year's date.
Younis Law Group's property tax appeal deadline tracker follows published DuPage dates and leaves unannounced dates pending instead of estimating them.
Is it free to appeal, and do you need a lawyer?
An owner may be able to file without a lawyer, subject to DuPage County's current rules and any requirements for property held by a company, trust, partnership, or other entity. The government's complaint process should be distinguished from fees charged by a lawyer, appraiser, or representative.
Professional review may be useful for a high assessment, custom residence, income-producing property, multiple parcels, entity ownership, an appraisal, or a dispute involving detailed valuation evidence. Legal fees depend on the engagement terms.
What should you review before filing?
Confirm the PIN, township, property class, assessed value, exemptions, and tax code. Preserve the assessment notice. Decide whether the claim concerns market value, uniformity, a factual error, or another recognized basis. Build the evidence around that issue and confirm the deadline before submitting the complaint.
Oak Brook residential and commercial owners can use Younis Law Group's property tax appeal review form to request an initial review of the assessment and available evidence.
